Commercial leasing is a long, rational, committee-driven sale — and Meridian was entering an ORR market with no shortage of supply. The goal was aggressive: pre-lease the majority before handover.
We positioned Meridian for the enterprise tenant it deserved, built a leasing site and OOH that owned the corridor, and gave brokers a VR tower tour to walk CXOs through floor plates and views — closing leases off a site that was still a frame.
The challenge
ORR has no shortage of Grade-A supply, and enterprise tenants make slow, committee-driven decisions on buildings they can't yet walk. Pre-leasing the majority before topping out meant selling certainty about a space that didn't physically exist.
Brokers needed tools that made a frame feel like a finished, occupiable floor.
The approach
We built a positioning that spoke to enterprise occupiers — efficiency, address, ESG credentials — then a leasing site and broker kit to carry it. A VR tower tour let decision-makers experience floor plates, light and views from any level.
OOH owned the commute along ORR, and a targeted campaign drove qualified tenant and IPC enquiries straight to the leasing team.
What we did
We signed anchor tenants for floors that were still open sky. The VR tour did what a site visit couldn't — yet.
